CARESOURCE CENTER | Dayton, OH
CareSource is a nonprofit that began as a managed health care plan serving Medicaid members in Ohio. Today, it provides public health care programs including Medicaid, Medicare, and Marketplace. The company is headquartered in Dayton, Ohio. It is the largest Medicaid plan in Ohio and is second in the United States. Its tag line is “Healthcare with Heart.” In 2019, CareSource earned one of the top spots for quality according to 2019 Ohio Department of Medicaid (ODM) Managed Care Plans Report Card.PHASE I
Construction was completed in 2009 on the $55-million corporate headquarters at the corner of Main Street and Monument Avenue in downtown Dayton. The 300,000-square-foot, nine-story building is downtown’s first new office tower since before 2000.
PHASE II
Completed construction of its second newly-constructed 6-story, 200,000-square-foot office building in the city in 2020.
COMMUNITY TISSUE SERVICES | Dayton, OH
The Kettering-based nonprofit, which is the largest tissue bank in the United States and one of the largest providers of skin grafts in the world.
PHASE I
An 80,000-square-foot facility that sits on a lot that is roughly 15.9 acres. Community Tissue Services relocated its processing, distribution and R&D operations to the Center for Tissue, Innovation and Research at the Miami Valley Research Park in early 2011.
PHASE II
Broke ground on the 132,000-square-foot facility in the Miami Valley Research Park on September 25, 2018, with completion in 2020. The new building will be an expansion of the existing Center for Tissue, Innovation and Research facility.
The future facility will more than double the CTS footprint and will house 16 “clean rooms” for donor tissue processing. The new facility will also allow for additional processing capabilities, marketing, distribution and supply chain management services.
MARATHON PETROLEUM CORPORATION (HTQ) | Findlay, OH
Located in downtown Findlay, Ohio, this 680,000-square-foot corporate campus required extensive coordination with multiple architects to successfully deliver multiple projects on Marathon Petroleum Corporation’s (MPC) corporate campus. Scope of work included two new parking structures, an office building and an administrative service building. Five pedestrian bridges connect the new buildings with the existing buildings on campus. New streetscapes, landscapes and an outdoor plaza were also included in the project.The new office building is a 120,000-square-foot, six-story structure constructed of steel, with a brick and granite façade. Adjacent to the office building is the five-story garage housing 1,200 parking spaces. A new 50,000-square-foot, four-story administrative building includes multi-functional space with a warehouse and shipping/receiving area on the lower floors, office space on the upper two floors and an adjacent 4.5-story, post-tensioned cast-in-place north garage housing 800 parking spaces.
HENSVILLE | Toledo, OH
By creating new public spaces from underutilized streets and lots and restoring vacant buildings the neighborhood is transformed. The warehouse district maintains its character while becoming something new: an entertainment-focused area that enhances the usefulness of the stadium district beyond game times. The building restorations kept the character of the buildings intact while creating mixed uses that support the neighborhood, from restaurants and bars to offices, banquet facilities, and rooftop terraces. Reuse of salvaged materials from the buildings displays the care that went into this project.FIFTH THIRD CENTER | Dayton, OH
Fifth Third Center at One South Main Street is located in the heart of it all in downtown Dayton, Ohio. With easy access to the I-70 / I-75 interchange, known as “The Crossroads of America,” Fifth Third Center is the ideal location for any business looking to locate its operations in Dayton.The building is 24 stories tall with 343,000 square feet. The most noteworthy tenant is Fifth Third Bank. It was known as One Dayton Centre until Fifth Third Bank moved into the building in 2009.

It was a culmination of the vision of Eugene W. Kettering, the son of Charles Kettering, prolific inventor and founder of Delco Electronics Corp. Eugene Kettering envisioned the construction of a first-class office tower that would become the catalyst to the entrepreneurial growth and development of downtown Dayton.
